For the haunt they offer a GA ticket or RIP ticket. The RIP ticket includes front of the line entry for the haunt and a mini tour of Waverly. There is not another ticket option for front of the line for the haunt without the tour, so keep that in mind. When I went the RIP line was longer than the GA line, so allow time.

Caveat: we visited at night, did the Haunted House part, and added the RIP ticket option that happens first, before the big show.
While the haunted house was fun, the true draw was the RIP tour beforehand. It was both respectful but truly unsettling. I didn't experience anything supernatural but walking the "shadows corridor" was the closest I've felt a palpable sense of fear and dread... possibly since the Edinburgh Underground tour nineteen years ago. At the top was a gentleman who was both a showman and a sincere soul. He made the trip to the top worth it.
Stairs: you should be able to climb and descend multiple staircases without handrail help (it wasn't safe to lean on, in my physical condition).
Haunted House: Flashing Lights: they have some of the strongest, extended uses of flashing lights I've (not) seen. I went functionally blind for the second half of the event and had an ocular migraine attack early on. Book a regular daytime tour if you have even the slightest concerns.
Still an impressive visit to a legendarily eerie place.

First time here, and we went for the Haunted House. The actors were ok, many just followed us and it got a bit boring. The clown theme part in the beginning was longer than it needed to be. I also didn’t care for the things that hang, as they are touching people’s faces and then swinging right back into your face 🤢. I will try to go back, to experience Waverly itself, it just so happened we were visiting KY and their normal tours aren’t running right now.

Excellent tour! We did the 2 hour tour and will definitely be back for an overnight tour! Tour
guides were great! (crystal and jacob?) They were knowledgeable and helpful. We experienced so much activity! The only thing I didn't like was only being able to use flash when they said we could. Highly recommend! We plan on doing the day tour to better see the building and rooms and then do the overnight tour the next time we visit!

Tour guide was terrible. Very dry, boring, and had a bad attitude. 2 hours of him talking about nonsense as you walk around a few hall ways. Nothing paranormal at all, just some dork talking that thinks way too highly of himself. 10/10 would not recommend

We have wanted to visit Waverly Hills ever since we saw it on multiple shows, but we could never get tickets for the times we were visiting KY, but this time it worked out and we were finally able to visit. What an amazing place. First it is huge. We went on the historical tour our guide Cristal was great. She talked history of the building and of the spirits still there. It's nice to see the improvements on the building while trying to preserve it as is. We got lost trying to find the correct entrance gate..finally found it 15 mins late. The owner was great met us at the gate and even made sure we had water since we had left ours in our vehicle. It was an awesome visit. One wish would have been if the haunted house decorations had been removed so you could see the lobby. Hope to go back again.

This place has been on my bucket list forever so to finally have the chance to visit was amazing! Our tour guide was good and did a decent job of telling the history of the building while mixing in her own ghost experiences. My only issue was, there are too many people on the tours which kind of takes away from the experience. I’m still excited I got to visit and would recommend the tour to all.

I am a huge paranormal enthusiast and have always wanted to go to Waverly Hills, so when my son asked for me and him to do an overnight ghost hunt here for his 16th birthday I immediately agreed. We were so excited upon arrival until we saw the huge group of people who was also there for the event. Still somewhat hopeful, we signed the waver and visited the gift shop. The tour guide said she was going to give up a “quick 15 minute” tour of the active spots and dangers to take notice of. Well, I would hate to see her idea of a “long 15 minute” tour because her short version took right at an hour. This was in mid-June, so even though it was after midnight, it was still a balmy, humid 80-something degrees inside the building where this group of close to fifty people walked about the extremely dark corridors wiping sweat as they went. So, you can imagine, it wasn’t the most pleasant of experiences. We also couldn’t hear half of what the tour guide was saying because others were trying to talk amongst themselves. They then released us to investigate on our own. This was exciting for us until we realized the hot spots were so crowded with mostly groups who had no intention of getting any actual evidence and only wanted to giggle and scare each other. We decided to go up to the third floor (where we were alone) and run the spirit box, night vision camera, and audio recorder. We were walking by where the guides had said the patients beds had been when my son felt invisible hands tug on the bottom of the hoodie he was wearing. I had the camera pointing out in front of me and he was behind me, so nothing was visibly captured on the camera, but you can hear his reaction to feeling it. Later, when I was back up on the same floor by myself I heard childlike giggling and a female voice say, “Listen.” However, since that floor has the open “windows”, I can’t say with absolute certainty that what I heard was paranormal and not people in other parts of the building. Some of the people there when we went were teams of investigators and acted professional, but the majority was not, and it made it difficult to capture actual audible evidence with those running amuck throughout the building.
Although we enjoyed our night here, it would have been much better had the event only been open to investigative teams, who acted professional and not like a bunch of schoolchildren. My son, at sixteen, was more attentive and professional-acting than several others there that night.
Some tips for anyone planning to do the overnight ghost hunt:
1. You’ll need night vision devices to see anything beyond your hand directly in front of your face. It is black as tar in the majority of the building with little to no light coming in from outside. On multiple occasions when we were changing batteries and such, my son stood right beside me but I couldn’t even make out his outline.
2. Restrooms and water fountains are available, but no food or other drinks are. You’ll need to bring drinks and snacks to have in the common room as desired throughout the night. You’re also advised not to take your food and/or drinks out of the common room and are told to leave them there and come back as needed.
3. Although the ghost hunt is from 11:59pm to 5:59am eastern time, you can leave earlier (at 2am or 4am) if desired. But you are essentially “locked down” inside the building, so you have to get a tour guide to let you out.
I wish we had attended a daytime tour first, so we would have been more aware of the building’s layout before the overnight event, but we’ll do that next time, as we do plan to come back in the cooler months next year and bring more of our paranormal investigation team.
Although we enjoyed our night here, it would have been much better had the event only been open to investigative teams, who acted professional and not like a bunch of schoolchildren. My son, at sixteen, was more attentive and professional-acting than several others there that night.

This place would be great with a little more organization. We did the overnight junior paranormal tour. We were really looking forward to coming here because of the history and paranormal activity. It started pretty good with a short tour of the building, but they just let everyone explore on the own after that. It was hard to do any actual ghost hunting since you were always having people coming through an area you were investigating. Then there were the people not really trying and just walking around talking and being generally disrespectful. Anyone under 18 had to be with a parent, but some had no real supervision and ruined the experience for others. Love to go back under different circumstances and more order.

We have been there once, but couldn’t get on the overnight due to no response. lady by the name of Sho Runs the show there, or she thinks she runs the show, and completely puts people off from going to the location. We have attempted many times to book and all she says is don’t talk to me on the phone check out the website. No questions allowed.

We did the public 6 hour overnight and I booked the 2 hour history tour prior. I thought it was perfect. It was a bigger group CS the private stay for $1000 but everyone split up and went their own way and we hardly saw anyone else the whole night That was our experience. I loved it!!

I was there over Memorial Day weekend 2022... and IF my memory serves me correctly when you enter to park you do walk around to the side of the building to enter. There is an incline in the grade of the land as you walk around the building and up a small incline. Then there is a stircase you go up outside which may have been about 8 steps to go in the door and then you immediately go up a staircase to the area where you wait for the tour to begin. I remember that as being a fairly large set of stairs. Maybe 15+??? But you do get to sit and wait for the tour to begin so if you arrive at the earliest allowed that would give you time to casually take your time to work your way through all that and rest before the tour begins. The building is 3 levels and you do have to take the stairs from floor to floor which I would say are like what you would expect in an old school. It is a walking tour so it is 2 hours of standing, walking and stairs. As you would imagine there really arent places to sit throughout but when you are along those front corridors where the openings are theres ledges that run all along there when you can sit. I have lower back issues and with my pain meds I did ok - but I also traveled from NE to go and was not going to miss it! We did the 2 hour tour and had an hour break and returned for the 8 hour overnight. We did take breaks on the overnight to sit on stairs or on floor at points but made it through the 2 hour tour ok. If you have concerns I'd email them and also tell them when you arrive. I found the team to be absolutely wonderful and would be pretty certain they would have suggestions to accommodate or maybe even point out a place for you to sit and rest while they are presenting history or at points where they give maybe 15 minutes to free roam a particular area they could also show you a place to sit and rest. I hope it works out for you. It's truly an amazing location and like I mentioned their staff is absolutely amazing. They love Waverly and its obvious by the passion they put in to their work.
