Royal Oak Cottage is just a stone’s throw from the centre of bustling Chipping Campden, often regarded as the most picturesque market town in the region. There are a number of shops, pubs, tearooms and restaurants to enjoy, along with various historic buildings to admire, including St James’ Church, the East Banqueting House and the 17th century Market Hall. Surrounded by the glorious countryside of the Cotswolds Area of Outstanding Natural Beauty, there are many walks and cycle routes on its doorstep including the renowned Cotswold Way long distance walking trail which begins in Chipping Campden itself and finishes in Bath. The first stretch takes in Broadway Tower, rewarding walkers with breathtaking views across the Vale of Evesham. Chipping Campden is well-placed for visiting the many lovely towns and villages of the region including Stow-on-the-Wold, Winchcombe, Bourton-on-the-Water and Broadway, all home to a range of popular eateries and boutique shops. There are also a variety of tourist attractions nearby such as the Lavender Fields at Snowshill, National Trust owned Hidcote Gardens, the Cotswold Falconry Centre and Sudeley Castle. Further afield destinations including Oxford, Blenheim Palace and Stratford-upon-Avon are also within easy reach for day trips. House Rules Security deposits Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions). Occupancy The maximum occupancy of the property is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property. Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant. Pets One small dog (no larger than a Cocker Spaniel, unless agreed with the owner) is accepted, at a cost of £25 per booking. Please note that the garden is not enclosed, therefore dogs will need to be supervised outside at all times. For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure. Bed sizes and configurations Master bedroom: King size bed Bedroom 2: Double bed Bathroom Family bathroom: Bath with overhead shower, wash basin and separate toilet Heating, fuel and logs The property has a gas central heating system. Electricity and gas are included in the rental price. There is a wood burning stove at the property, and log supplies can be purchased locally. Services provided The property has free wireless internet access and a Freeview TV with an Amazon Fire TV Stick for account holders. There is no telephone at the property. Mobile phone reception is generally OK. Parking Free on-street parking is available close to the property. Child friendly facilities A travel cot (without linen) is provided. The property’s tiered garden is not enclosed, therefore young children should be supervised outside at all times. Accessibility, health and safety At the rear of the property there is a beautiful tiered garden with multiple steps. Though there are handrails in places, guests should take care when outside. At the far end of the garden, beyond the gate, there is a final, unenclosed tier. Guests are welcome to use this area, though please note it has not been landscaped. The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk. Chipping Campden is one of the main market towns in the North Cotswolds, built by medieval traders with wealth created from the wool trade. With many thatched cottages, this is one of the most picturesque towns in the region. A notable feature of the town is the Market Hall which was built in 1627. Originally thought to be used in the wool trade, the main function of the hall was actually to give shelter to local cheese, poultry and butter sellers.
